McGrath Properties purchased this property which includes 19 acres of land and 432,000 square feet of warehouse/office building in December 2005. This is one of the largest properties in the Oakland/San Leandro market, with over seven acres of developable land.
The property was purchased from WP Carey with one existing tenant, Charcoal Companion. After closing escrow, McGrath Properties leased the remaining warehouse space to Portfolio Productions. In November 2008, Energy Recovery Inc. ("ERI") signed a ten year lease for the remaining 126,000 square feet of improvements. Tenant improvements for ERI's occupancy are underway and occupancy is scheduled for August 2009. The balance of the undeveloped acreage is subject to short term ground leases.
