McGrath Properties, Inc. is a real estate investment and development company focused on acquiring underutilized commercial properties. We create substantial value renovating these properties while owning and operating them on a long-term basis.
Terrence McGrath founded the company in 1996. Since then we have acquired over one million square feet of commercial buildings plus substantial undeveloped land holdings. We own and operate through affiliated LLCs with an emphasis on the East Bay. Our diversified portfolio includes mixed-use, residential, retail, office, and industrial buildings, parking facilities, and undeveloped land.
Our fundamental investment strategy is to thoroughly understand the specific market, buy the asset at the right price, add value to the real estate, and then let time go to work. We invest significant amounts of our own money into every property we acquire.
Today our greatest asset is a team of experienced professionals who can handle every aspect of acquisition and development, with a proven track record in project management, construction, entitlements, and financing. We are actively developing several large commercial properties and entitling several other large mixed-use projects that will include residential, commercial, and retail uses.
We continue to operate with an opportunistic investment profile, in situations where ownership can add substantial value through acquisition and development. We pride ourselves on the value we deliver to our investors and the benefits we bring to the community. A business can be profitable to its investors and to the community both.

Our creative and diversely skilled team adds value to underutilized, highly complex commercial properties across asset classes and markets. We find solutions for some of the most difficult historic, entitlement, and environmental obstacles through hard work, determination, and out-of-the-box thinking.
Education and community
We aim to understand the social, economic, and environmental impact of our projects in order to create homes, workplaces, and communities that thrive. We do that through extensive research, community involvement, and close collaboration with consultants.
Personal capital reinvestment
We liquify capital by refinancing and selling properties, then reinvest it into new real estate. That lets us use capital efficiently and maximize net returns. We believe in our investments and use our own money, rather than outside equity, to finance our projects.
